This will cover where it is located, distance to the amenities and the housing prices.

Looking at the most recent study by the United Van Lines. You can see that florida is one of the top states people are moving to. Almost 2x the people that are moving out are moving in. 38% of people that are moving to FL are moving to retire.

#5 Butler Beach – This is on Anastasia Island and just south of St Augustine Beach. This is where the majority of local people spend their time on the Beach. This is where my grandma lives and also home to the only canal community within St. Augustine. There is also a driveable section of the beach and neighborhoods surrounding are minutes to the water. It is a little further south on the island so it is not as busy as St Augustine or Downtown. Depending on where I am going on the Island I will take rt 206 to avoid the majority of the traffic. It is probably a good 15 minute drive from there to downtown where you are going to have all your live music, food and drinking; and will also be the same for the hospital. Home Prices are averaging around $556,000; on the low end a condo is going in the mid 200s and on the high end a couple million for the beach homes.

Crescent Beach – This is on Anastasia Island is just south of Butler Beach. This is another area where you will find a ton of beach goers; whether you are driving or walking or boating! There is the Matanzas Inlet which is where you can find people fishing from the bridge, the surf, or in the the inlet itself. People will pull up their boats to a low sandbar, anchor down and set up a table and grill. From downtown St. Augustine you are going to be about 20mins plus depending on traffic. About 20-25 minutes to Flagler Hospital and about an hour fifteen to the Airport. You can almost guarantee you are going to have a water view in this area. Prices in this section are divided. You have condos and townhomes under 1 million and Single Family homes are pretty much all above 1million because they border the Intracoastal or they are on the beach.

#3 St Augustine Beach – The heart of St Johns County. St Augustine Beach is where I grew up and personally I would rank it higher; but I am biased. If you are living on St Augustine Beach you will have access to great restaurants, the beach and still close enough to downtown to be able to enjoy. St Augustine Amp, Anastasia State Park are all close enough to enjoy. It does take a while to get to I-95 from certain parts. Now Most of the single family homes in the area are not going to be in an HOA. You will find condo and townhomes in the area that are apart of the HOA that will offer some amenities such as a pool or tennis court. The average price of a home in St. Augustine Beach is $741,000; Condos and townhome are going to be starting in the 300s and single family homes are going to start in the 500s.

Nocatee is a huge place; with the winding roads and preserve its pretty easy to get lost as your drive through. One of the main selling points for Nocatee is the Amenity Center. They have 2 waterparks within the community, The Splash Park & The Spray Park. The award winning amenities were designed with the help of both Disney and Universal. They have lap pools, huge waterslides, ziplines, lazy rivers and a restaurant. This is on top of the 21 miles of walking trails, kayak launches, dog parks, tennis and basketball courts available.
It is about 25 minutes North of the Historic District in St. Augustine. 11 minutes to the beach at Micklers Landing. And 5 mins to local healthcare that is offered within the community of Nocatee. Outside of the community the Mayo Clinic in Jacksonville is 25 mins away and Baptist Medical South is 15 mins. I should note they are also building a St. Vincents Hospital off of 95 and rt 210 so once that is completed that will be about 10 minutes away.
The average sale of a single family home in Nocatee in the last 6 months is $792,675. The market in the area is very hot. Most of the homes are spending 5-6 days on the market, going to multiple offers and more than likely closing above list price. If you are looking at the past 6 months of sales, the average sale to list price was 105%! So if a property was listed at $700,000, you could expect for it to sell around $735,000.

#1. Palm Valley- Located in the Northeast part of St. Johns County you have Palm Valley. Palm Valley is a neighbor of Nocatee. In this area you will find million dollar homes bordering the intracoastal waterway and estate like homes in HOA communities. My sister actually got married at one of our friends homes on the intracoastal. Her husband and friends turned a residential homes backyard into a beautiful Florida Wedding. Some of the notable HOAs are Marsh Landing (where you can find Harbour Island which is a gated yacht/boating community) The plantation all inclusive community where home ownership includes membership to our golf course, private beach club, tennis facility, pickleball, croquet, fitness center and clubhouse complete with dining and social options. The Plantation has been recognized as the Best of the Best of Ponte Vedra by the Ponte Vedra Recorder for multiple years for Best Country Club, Best Beach Club, Best Tennis Facilities, and Best Kids Camp. They have also received the Distinguished Clubs award for multiple years in a row. You have quick access to the beach, intracoastal, local dining options and ponte vedra concert hall. The average sale of a home in the area is $861,000. On the low end you can find a condo in the 200s and on the high end you can find Single Family homes in the multiple millions.
