RT. 207 on the east side of 95 is essentially a construction zone up to the intersection at 312. They are building residential and commercial properties on the North and South sides of 207. North St. Johns county is the home to most of the new development going on in the county. Now we are seeing development all over RT 207. Rt 207 is the connection from I-95 to both 312 and US-1 just south of Downtown St. Augustine. From Downtown St. Augustine to the newest residential development (Entrada) on rt 207 is 15-20 mins away depending on traffic; if you want to go to the beach or the fishing pier you are also about a 15-20 min drive. Flagler hospital is the closest hospital as of now; though they are building another hospital at 95 and 207.
Also it is home to some of the best parks in the area. Treaty park has something for everyone. Whether that is walking trails, pickleball, tennis, baseball, or skate boarding. They have something for everyone there.
There is also the St Augustine Little League Complex. Which is where I played baseball as a kid. I was bringing the heat on these boys. It has since changed and is a major complex where there are plenty of fields for baseball, football and also a community pool.
It is has become very active with development since they put in the EPIC Theaters. Recently Planet Fitness was built, datil car wash and a Mcdonalds. They have also added a climbing gym to the area, Stone Climbing, which I am super stoked to try out.
At the intersection of 207 and 95 they just built a dunkin donuts, wendys and a Racetrac gas Station. La Brisa apartments are luxury rentals that were just built on 207.
Currently there are several projects that are under construction that are going to change RT 207 indefinitely.
– Baptist Medical & The Pavillion
– VA Hospital (just completed)
– Flagler Ambulatory Center
– Senior Living
– Publix & other retail stores
Entrada is a CDD, HOA community that is being developed by DR Horton. They have single family homes starting in the mid 350s. They offer 2 options within the community: DR Horton Express, and DR Horton Series. The difference is going to be in finishes available as well as lot size. There are 13 different floorplans available ranging from 1701-3530 sq ft. You have an annual HOA of $80 and a annual CDD of 2550. Giving you a total monthly obligation of $219.20. They will have a pool, fitness center and clubhouse. As well as walking trails around the community.
Aside from Entrada, there is also Orchard Park (A Townhome Community) & Treaty Oaks which is another single family community; which I believe only has 2 lots left.
This area also has some developments that have not been approved as of yet. They are planning to put Parrish Farms off of 207 and are estimating to add about 3500 homes. If they were to get approval they would also be looking to expand the interchange at 207 and 95 to fight congestion.
