Living in St Augustine FL – [Major Developments]

Are you thinking of moving to St. Augustine Florida?  Maybe you are living in St. Augustine and want to know what is going on in the area?  This video is going to cover all the major construction in St Augustine that has come up in town and what that means for the particular area!

Transportation – First Coast Expressway

This is going to span from I-10 which is the East-West Interstate stemming from Jacksonville in Duval County; and connect to 95 in St. Johns County.  It will go through Duval, Clay and St. Johns County.  Currently the fastest way is to use 295;  This is going to be a toll road that will use electronic systems so there are no stops and you will receive a toll by plate bill in the mail.  It is already fully funded with a budget of 1.9 Billion.  The first section of this has already been completed in the Western Section of Duval County.  The hope is to spur economic development and relieve traffic congestion around the City of Jacksonville.  In total will be 46 Miles of new roads being developed through NE Florida.

Flights from St. Augustine To Newark-

Marks the return of commercial flight to St. Augustine.  It was up and running commercial flights several years ago but has since stopped…until now.  Flights start at $129 one way.

Schools –  St Johns County School District is the #1 School District in the State of Florida.  Will it be for long?  Nationwide there is a staffing shortage for teachers and St. Johns County is no different.  This past year we have seen an increase of 7% of students coming into the County; thats over 2,000 kids.  On top of that teachers are starting at $45,000/year in St. Johns County and our housing prices have gone up to an average sale of $423,000.  In an effort to serve this growing population in our county they have been building schools left and right.  

High School III –

in northeast St. Johns County will be located off Beachwalk Boulevard within the Twin Creeks development.  The planned student station count for High School III is approximately 2,100.  This school was designed by utilizing a reuse of a middle/high school from another school district that was adapted to the best practices of the St. Johns County School District.   The facility is projected for completion in Summer 2022 and to open for the 2022-2023 School Year 

Tocoi Creek Highschool – 

This High School will serve grades 9-12 and will be located on an approximately  69 acre site located on International Golf Parkway in northwest St. Johns County and will accommodate approximately 2,100 students.   This high school is actually completed and kids are already using the facilities.

Pine Island –

 This school serves kindergarten through 8th grade and will be located on approximately 25 acres on Pine Island Road within the Nocatee development in northeast St. Johns County.  It will accommodate approximately 1500 students.  The school is expected to be completed in the summer of 2021 and open for the 2021-2022 school year.

Liberty Pines Academy – Classrooms

  Liberty Pines Academy is located on Russell Sampson Road in northwest St. Johns County.    There will be 20 classrooms in the addition, which will increase the permanent school capacity by 440 students. This addition is already complete.

Hospitals – 

St Vincents –  Ascension St. Vincent’s is part of the nationwide Ascension organization, which operates about 2,600 sites, including 146 hospitals and about 50 senior living facilities in 19 states and the District of Columbia.  

The location was based on data showing where hospital services are most needed: St. Johns County is the fastest-growing county in Northeast Florida and the largest county in Florida with only one acute care hospital, according to Claritas Demographics.

St. Johns also has the second-highest population-to-acute-care-bed ratio in the state — too frequently, residents have to go elsewhere to receive inpatient hospital care. Currently the county’s only acute-care hospital is Flagler Hospital in St. Augustine.

Baptist Medical – Recently approved rezoning for hospital;  on Route 207 and 95.   The proposed development is called “The Pavilion at S.R. 207.” According to documents submitted to the county, it includes a hospital, emergency department, a gym, among other things. The application said the project will create “high wage and skilled medical and professional office jobs for St. Johns County residents.” 

VA Hospital –  

It’s located on Deerfield Preserve Boulevard, off State Road 207, and is replacing the Southpark Boulevard location at Flagler Hospital.

North Florida/South Georgia Veterans Health System renamed the clinic to the Leo C. Chase Jr. VA Clinic to honor the first man from St. Johns County who died during the Vietnam War.

The clinic offers primary care, mental health, phlebotomy, podiatry, physical therapy and virtual care.

Thomas McKenzie, the clinic’s chief medical officer, said there are currently more than 6,100 veterans enrolled in the VA here.

Flagler Health+ –

 A  new 75-bed hospital at the heart of a new health and wellness campus in Durbin Park is one step closer to construction. 

GATE Lands, a subsidiary of GATE Petroleum Company, recently sold 45 acres within its Durbin Park development in northern St. Johns County to Flagler Health+  at an undisclosed price. Flagler Health+ is an extension of Flagler Hospital in St. Augustine.  

Residential Construction –

On fire.  Every other day it seems that a large builder is buying large plots of land.  This is a good thing because right now we have record low inventory and we also have a large amount of buyers in our area.  Typically if you couldnt find what you want on the resale market, you would go to new construction.  Right now new construction is several months out.  There is no move-in ready homes.
