In April 2025, we had 594 closed sales in St. Johns County — that’s down 10.1% from last April, when we saw 661 closings.
If you’ve been following the market the last few years, you’ve probably noticed this trend. We’ve definitely seen a slowdown compared to the frenzy of 2020 and 2021, when some months were hitting 800 to 900+ closings. This April’s numbers are actually below the 7-year average, which you can see marked by the dotted line in the chart.
Historically, April kicks off our spring selling season and usually shows a jump in activity — but this year, things felt a bit softer.
A few things might be contributing:
Higher mortgage rates
Affordability concerns
Fewer listings or buyers being more selective
General uncertainty in the market
And just to give some perspective – this is one of the slowest Aprils we’ve had since 2019. So if you’re selling, it’s more important than ever to be sharp on pricing, condition, and marketing. Homes that check the right boxes are still selling, but buyers aren’t jumping as quickly as they were a couple years ago.
Bottom line: the market’s moving, but it’s not as fast-paced as it was. Whether you’re buying or selling, strategy matters more now than ever.
